Number of Austin Foreclosures Creeping Up Again

Posted by Tom Bates

We just updated our weekly Austin foreclosure list page and the number of Austin foreclosures for sale is creeping back up towards that magic 700 number.  As of today it’s 657 total Austin area foreclosures with 160 of those luxury foreclosures.  Even with the recent positive Austin jobs data I guess we still have some distress homes to work.  My guess is, if we break 700 then a lot of on-the-fence distress buyers and investors will get in the game and pick these up and we will see a short term swing back the other direction in Q1 and Q2 of 2011.  Here is a link to get our list of weekly Austin foreclosures if you are interested.

Oh, also, anyone looking for to buy 2 awesome location (Balcones Golf course area) cash flow duplexes let me know, I have an investor who is considering selling.  Mid-low $200k range. Call me for details.

Austin-area home sales headed for fourth annual drop – Statesman article

Posted by Tom Bates

Read the full The Austin American Statesman article by Shonda Novak here: Austin area home sales drop.  Austin area home SALES (number of transactions) is down, however, prices are actually up.

“The median price for October was up 10 percent from a year earlier to $198,500, the Board of Realtors reported, reflecting more sales in the higher price ranges.”

“Ed Friedman, a director at Moody’s Analytics who covers the Texas economy, said the housing market eventually will head back up again, “but the pace of improvement will be slow.”  Friedman said the October sales decline “may very well be the bottom” and predicts a gradual pickup in sales and prices in 2011.”

Tom: My take-away? 2011 is going to be a much different year for Austin real estate.  Note to fence-sitters: time to buy.  Looking for foreclosures? Here is a link to get our free Austin foreclosure list and Austin luxury foreclosure list

Austin Foreclosures Down 13% From High

Posted by Tom Bates

Our office tracks the number of Austin luxury foreclosures and total Austin foreclosures on a weekly basis. For the past 7 weeks we have seen the number of total Austin foreclosures drop weekly from a high in mid-September of 680 Austin foreclosures to today’s count of 589 Austin foreclosures on the market.  That 13% drop puts the number of Austin foreclosures back to mid-June levels and might be an indication that we’ve either seen the bottom of the Austin foreclosure boom or at least seeing a temporary re-bound.  You can get a list of all the Austin foreclosures available for sale here.
