Census Shows Massive Building Boom in Austin

An interesting article in the Austin Statesman looks at the recent census data (2005-2009) that shows the explosion of sleepy farm towns on the edge of Austin’s perimeters turned into sprawling and popular bedroom communities.  Not surprising, those with the most growth were Hutto, Bee Cave, Kyle and the 183 Cedar Park/Leander corridor.  Here is a link to the Stateman Austin new home building article. Number of Austin Foreclosures Creeping Up Again

We just updated our weekly Austin foreclosure list page and the number of Austin foreclosures for sale is creeping back up towards that magic 700 number.  As of today it’s 657 total Austin area foreclosures with 160 of those luxury foreclosures.  Even with the recent positive Austin jobs data I guess we still have some distress homes to work.  My guess is, if we break 700 then a lot of on-the-fence distress buyers and investors will get in the game and pick these up and we will see a short term swing back the other direction in Q1 and Q2 of 2011.  Here is a link to get our list of weekly Austin foreclosures if you are interested.

Nobody wants to sell in Mirador/Escala in Barton Creek?

This market is really odd.  Our recent efforts to purchase homes at market rates in Barton Creek on Mirador & Escala were both rejected by sellers who want full price for their resale homes!  (Hello?  It’s not 2006 anymore! And there hasn’t been a closed transaction in Mirador since May 2009…hmmmm.)  If anyone knows anyone selling a home on Escala , Mirador, Cava Place or Dadiva Court in Barton Creek please let me know.  Not looking for a huge home so 5000 to 6000 sf with minimum 4 bedrooms and a pool.  Cash buyer.  Give me a call at 512-413-0870.
