Austin Modern Zen Oasis with Guest House ~1 acre lot – $375,000

Posted by Tom Bates

The only Austin modern home I know of under $400k on a completely private acre lot with a detached guest house that is truly built as an architectural MODERN home is our newest listing at 1401 Shenandoah Drive located just behind Lakeline Mall at 620 and 183.  If you know the modern real estate market in Austin and you know good design and well built homes when you see them, then be ready to blown away by this linear, green built modern oasis.  With too many green features to list here, this home exemplifies what talented Austin architects are doing on close-in, hard to find lots.  1401 Shenandoah Drive

Austin Modern Design/Build Architect Seeks Partner

Posted by Tom Bates

Had lunch today with two extremely talented commercial design/build architects looking for a way to break into the Austin residential market.  They have some great ideas, tons of enthusiasm, business plan and are willing to work for peanuts to get started on their first Austin residential job.  They will even do a remodel! Could be a serious win win for someone. Give me a call if you’re interested. 512-413-0870

Why are some Austin Schools Better than Others?

Posted by Tom Bates

Here is a good article written up in the Austin Statesman discussing some of the reasons why some Austin schools and Austin school districts test better than others.  Not much surprise that it has a lot to do with where the money is and who has more of it.  Read the full article at the Statesman here.

From a real estate market perspective, my school-conscious clients tend to focus their school search in one of a few basic areas:

Austin Area School Districts:
#1 – Eanes ISD is most popular with my clients BY FAR. View homes for sale in Eanes ISD
#2 – Lake Travis ISD is the 2nd most popular district for my clients. View homes for sale in Lake Travis ISD
#3 – Leander ISD is third most popular school district for my clients. View homes for sale in Leander ISD

Popular Austin ISD Schools:
#1 – Casis Elementary
#2 – Kizer Elementary
#3 – Caraway Elementary

We have the updated list of all schools and how they recently tested if you want a copy of it.  Just let one of us know.

Austin Eanes ISD Home Sales UP 19% YTD’10 vs YTD’09

Posted by Tom Bates

The volume of home sale in Eanes ISD in west Austin has increased this year 19% vs the same year-to-date period last year.   How is the Eanes ISD real estate luxury market doing in comparison? Even better.  YTD there has been a 28% increase in Eanes ISD home sales listed over $1,000,000.  The price paid per square foot for luxury Eanes ISD homes YTD10 vs same period YTD09 also increased 4%.   Does this mean that the Austin real estate market has bounced off the bottom?  Possibly so.  If you are looking for a historically good deal, I wouldn’t wait too much longer!
