Austin-area home sales headed for fourth annual drop - Statesman article

Read the full The Austin American Statesman article by Shonda Novak here: Austin area home sales drop.  Austin area home SALES (number of transactions) is down, however, prices are actually up.

“The median price for October was up 10 percent from a year earlier to $198,500, the Board of Realtors reported, reflecting more sales in the higher price ranges.”

“Ed Friedman, a director at Moody’s Analytics who covers the Texas economy, said the housing market eventually will head back up again, “but the pace of improvement will be slow.”  Friedman said the October sales decline “may very well be the bottom” and predicts a gradual pickup in sales and prices in 2011.”

Austin Foreclosures Down 13% From High

Our office tracks the number of Austin luxury foreclosures and total Austin foreclosures on a weekly basis. For the past 7 weeks we have seen the number of total Austin foreclosures drop weekly from a high in mid-September of 680 Austin foreclosures to today’s count of 589 Austin foreclosures on the market.  That 13% drop puts the number of Austin foreclosures back to mid-June levels and might be an indication that we’ve either seen the bottom of the Austin foreclosure boom or at least seeing a temporary re-bound.  You can get a list of all the Austin foreclosures available for sale here.

2 New Eanes Modern Spec Homes

Checked up on those two new construction industrial Austin modern homes under construction right now in the Eanes ISD.  The builder is asking $850,000 for each.  They each have 3500 sf of conditioned space and great canyon views.  Builder told me they will be very industrial, sleek and modern.  So far the construction is steel beams and concrete…no wood frame that I can see.  I’m hoping that these two Austin modern homes will be executed well.  I think we’ve all been dissapointed lately with Austin modern spec homes the last couple of years.  I’m supposed to get the floorplans today and I’ll update this post when I learn more.

Why are some Austin Schools Better than Others?

Here is a good article written up in the Austin Statesman discussing some of the reasons why some Austin schools and Austin school districts test better than others.  Not much surprise that it has a lot to do with where the money is and who has more of it.  Read the full article at the Statesman here.

Austin Eanes ISD Home Sales UP 19% YTD'10 vs YTD'09

The volume of home sale in Eanes ISD in west Austin has increased this year 19% vs the same year-to-date period last year.   How is the Eanes ISD real estate luxury market doing in comparison? Even better.  YTD there has been a 28% increase in Eanes ISD home sales listed over $1,000,000.  The price paid per square foot for luxury Eanes ISD homes YTD10 vs same period YTD09 also increased 4%.   Does this mean that the Austin real estate market has bounced off the bottom?  Possibly so.  If you are looking for a historically good deal, I wouldn’t wait too much longer!
