5th & West, New Downtown Austin Condo High Rise

Hi All,

I want to pass along some information on one of Austin’s newest downtown high rise condo developments, 5th & West.  Located at 501 West Ave, 5th & West will rise 39 stories, 448 feet into the Austin skyline, and offer 154 residential units for sale.  Pricing looks to start in the low to mid $400’s and go upwards of $2 million, with an average price per square foot in the $740 range. Delivery of the completed units is expected in the Fall of 2017, and even two and a half years out, they are approaching 50% reserved.  You can reserve your unit today with a $5,000 deposit for homes under $1 million, and $10,000 for homes over $1 million.  The structure will sit on the Northeast corner of 5th St. and West Ave, and was designed Texas-based architecture firm Gromatzky Dupree & Associates.  The building will be a triangular tower, with the longest plane on the southeast side so as to manage the Capital View Corridor that crosses the site diagonally.  Interior common spaces have been designed by local architect, Michael Hsu, whose work can be seen all over Austin, in commercial and residential spaces.  The developer states, “Residents will inhabit a meditative space laden in rich texture and innovative homages to iconic Austin culture. Fifth & West is about unexpected novelties throughout – a heightened experience driven by authenticity”.

The Downtown Austin Plan

Greetings everyone,

I ran across this information while on the City of Austin’s website, looking for my neighborhood’s bulk waste pick-up date.  Adopted by the city council December 8, 2011, the Downtown Austin Plan outlines the communities vision for downtown, and strategies to achieve that vision.  The plan is summarized in this document,  and can be read in it’s entirety here, Downtown Austin Plan as adopted by the city council, 12-8-2011. I feel this is overall, a positive initiative and plan, to take Austin forward into the next couple decades and beyond!  I am still working my way through the document, and will post any interesting findings as I discover them!  As always, feel free to contact me if I can be of assistance to you in your quest for Austin real estate, or general information about our great city!

Whitley, Downtown Austin luxury apartment living!

Good afternoon all,

I had the pleasure of taking clients to the newest, downtown Austin luxury apartment community, Whitley Austin, and they will be leasing there!  Whitley Austin is a 16 story luxury community, with modern architectural style throughout the building, and units.  It is located at the corner of 3rd and Brazos in downtown Austin.  Uncle Julio’s Mexican food restaurant is open on the ground floor and Royal Blue Grocery is scheduled to open in October.  Whitley has 24 hour concierge service, and resort style amenities throughout the property, contact me if you would like to set up a tour!  They are just over 50% leased right now, and have units available for immediate move in.

Downtown Austin Condo Series

Hello all,

I have been working with some buyers in the Downtown Austin condo market and would like to share a bit of information!  Right now there are 92 active condo listings in the downtown area and the disparity in price is immense, $97,000 on the low end and $3,567,000 on the high!  Now, if we take out the older buildings that have not been significantly renovated, and the big three luxury communities, you get an average price per square foot of $429.  The big three luxury communities, in my opinion, are the Town Lake Residences (The Four Seasons), The Residences at The W, and The Austonian.  The average price per square foot of the units listed in these buildings is at $766!  These three are still being sold by their respective developers, the Austonian is 50% sold, The W is around 70%, and the Town Lake Residences are around 80%.  We have the least amount of MLS data on the Town Lake Residences but prices and amenities are very much in line with the other two.  Over the last year downtown, buyers have only negotiated an average of 5% off the original list price of any condo, and the developers, while they are willing to negotiate, are probably not going to give that much.  With that said, if you are in the market for downtown living, there are plenty of options in newer or renovated buildings in the $425 average price per square foot range, that offer great units, with spectacular views, and a high level of service and amenities for residents.  However, if you are looking for a true luxury lifestyle, that extra attention to detail in your unit, and resident services and amenities taken to that next level, the price will take a significant jump, but the properties are here for you.
