Perspectives are a very valuable tool in understanding our current real estate market conditions. As a person who has memories of Austin going back to the late 1940′s it is a constant source of fascination when comparing the “then and now” of Austin real estate. Add to this my involvement in the sale of new homes in the Austin area since 1986, and I now have an expanded view to include some outlying areas as well. Now whether it is central Austin going west out Lake Austin Blvd. or Enfield Road through Tarrytown or Westlake Hills following along the portion of the Colorado River known as Lake Austin all the way out to Steiner Ranch, it is all a part of the experience that I love to share. It is this knowledge of where Austin has come from combined with an understanding of what drove the growth to the many different areas that many people find of interest. At this stage I am here to share and to be of service.

Blog Post - South Austin Home/ Recording Studio $349,900
Posted by Dave Cothran - Telephone: 512-964-6441, Email: dave@austinmodernliving.com
I visited an open house yesterday at 2104 Peach Tree St. in the heart of the Zilker Neighborhood. Here you will be within minutes of the Barton Springs Pool, Zilker Park, and many popular South Austin restaurants and entertainment hot-spots! This two bedroom one bathroom South Austin home built in 1949 has only had two owners! There has been extensive remodeling over the last ten years, yet with all of the modern updates, this 950 square foot home retains its vintage charm! The current owner has added two out-buildings, one is a storage shed/ laundry room and the other is a fully soundproofed recording studio. This 200 square foot, free standing structure was designed and built with quiet in mind. A fully functional music studio soundproofed with high quality Auralex materials. The studio is wired for electricity, internet, cable, and has a quiet (26 dB) split A/C and heater wall unit. This space is now being used as a recording studio but it does not have to be limited to that. If you office from home or are a working artist, this will make an excellent home office or art/craft studio where you could “go to work” every day but never have to go further than your own backyard! You will find this property under featured listings here, please call or text me for more information and to schedule a showing at 512-964-6441 or email.
Thanks for looking!
Blog Post - Riding Through the Real Estate
Posted by Dave Cothran - Telephone: 512-964-6441, Email: dave@austinmodernliving.com
Good day all,
This morning I went on a nice, cool 30 mile bike ride through a very diverse swath of Austin real estate! I am trying to get my cycling fitness back up to par and I realized that the bicycle is a great vehicle for previewing Austin real estate. I started from my south Austin home in the Zilker neighborhood, went north west through Rollingwood and out to the epic Austin route, Capital of Texas Highway. I headed all the way north to Old Jollyville Rd, Mesa to Spicewood Springs, over MoPac and down Shoal Creek Blvd through the Allendale Neighborhood. There is a lot of construction happening on Shoal Creek these days – new, rehab, and remodeling. A right on Hancock and left at Bull Creek took me through the top of Rosedale and onto Jefferson. Back under MoPac on Westover, and a left at Exposition took me through Tarrytown and down to Lake Austin Blvd. Back across the river on the MoPac hike and bike bridge to Stratford, to Barton Springs Rd, up Barton Blvd, and back into my hood.
If you enjoy cycling in Austin and are in the market for a new home, let’s set up an appointment to go find the perfect Austin home for you by bicycle! We could preview a prospective neighborhood or set up a tour of specific properties, call or text me for an appointment at 512-964-6441.
If you don’t enjoy cycling in Austin, not to worry, I am also fully available for showing properties via automobile.
