Blog Post - Nobody wants to sell in Mirador/Escala in Barton Creek?

This market is really odd.  Our recent efforts to purchase homes at market rates in Barton Creek on Mirador & Escala were both rejected by sellers who want full price for their resale homes!  (Hello?  It’s not 2006 anymore! And there hasn’t been a closed transaction in Mirador since May 2009…hmmmm.)  If anyone knows anyone selling a home on Escala , Mirador, Cava Place or Dadiva Court in Barton Creek please let me know.  Not looking for a huge home so 5000 to 6000 sf with minimum 4 bedrooms and a pool.  Cash buyer.  Give me a call at 512-413-0870.

Blog Post - 2 New Eanes Modern Spec Homes

Checked up on those two new construction industrial Austin modern homes under construction right now in the Eanes ISD.  The builder is asking $850,000 for each.  They each have 3500 sf of conditioned space and great canyon views.  Builder told me they will be very industrial, sleek and modern.  So far the construction is steel beams and concrete…no wood frame that I can see.  I’m hoping that these two Austin modern homes will be executed well.  I think we’ve all been dissapointed lately with Austin modern spec homes the last couple of years.  I’m supposed to get the floorplans today and I’ll update this post when I learn more.

Blog Post - Austin Eanes ISD Home Sales UP 19% YTD’10 vs YTD’09

The volume of home sale in Eanes ISD in west Austin has increased this year 19% vs the same year-to-date period last year.   How is the Eanes ISD real estate luxury market doing in comparison? Even better.  YTD there has been a 28% increase in Eanes ISD home sales listed over $1,000,000.  The price paid per square foot for luxury Eanes ISD homes YTD10 vs same period YTD09 also increased 4%.   Does this mean that the Austin real estate market has bounced off the bottom?  Possibly so.  If you are looking for a historically good deal, I wouldn’t wait too much longer!

Blog Post - We are going through some blog changes – New Blog!

Well, we took our old Austin modern living blog down that we had for a several years and updated the user interface and blog platform to make it easier to navigate and to allow our new agents to have individual blogs.  In the process, we decided to purge all of our old posts and begin completely anew.  The purpose of this blog is help connect buyers and sellers of Austin luxury homes.  Hope you enjoy the blog.
