Just updated our free weekly Austin foreclosures list. Number of total foreclosures in the greater Austin area is down slightly from the after holiday spike of 821 properties (last week). We just updated our weekly Austin foreclosure list page and the number of Austin foreclosures for sale is creeping back up towards that magic 700 number. As of today it’s 657 total Austin area foreclosures with 160 of those luxury foreclosures. Even with the recent positive Austin jobs data I guess we still have some distress homes to work. My guess is, if we break 700 then a lot of on-the-fence distress buyers and investors will get in the game and pick these up and we will see a short term swing back the other direction in Q1 and Q2 of 2011. Read the full The Austin American Statesman article by Shonda Novak here: Austin area home sales drop. Austin area home SALES (number of transactions) is down, however, prices are actually up.
“The median price for October was up 10 percent from a year earlier to $198,500, the Board of Realtors reported, reflecting more sales in the higher price ranges.”
“Ed Friedman, a director at Moody’s Analytics who covers the Texas economy, said the housing market eventually will head back up again, “but the pace of improvement will be slow.” Friedman said the October sales decline “may very well be the bottom” and predicts a gradual pickup in sales and prices in 2011.”
