Was working on some research this morning and thought I’d share this: The average sales price for downtown Austin condos for the trailing 12 months 7/20/12 was $451,435 which is a 28% increase. Part of that increase is from some high dollar closings at The Austonian and The W Austin…there were 5 closings between $2.3M – $2.75M. Highest price paid for a downtown Austin condo was a whopping $756.53/sf. Average prices have increased 53% since same period 2005. Austin condo realtors
Welcome to My Blog
Thank you for visiting my Austin real estate blog. The purpose of this blog is to help connect buyers and sellers of Austin's finest homes and condos. My name is Tom Bates and you can reach me by text message or cell at 512-413-0870.
Custom Home Building
Building a custom home is infinitely more complex and time consuming than just buying an already built house. I can help. From lot selection, architect selection, builder selection, lender selection, financing options analysis, build cost analysis and comparisons, title issues, zoning issues, lender draw schedules, builder accountability, contracts reviews, and the 12 months of hair-pulling contract-to-close minutia...I can help. My fee is paid out of the builder's profits and is less than the fee, in most cases, than on an already built house....so why wouldn't you use a professional advisor like me? It's free! Call me at 512-413-0870. I have a folder full of lots we can go over, perfect for building your modern home on!
Discounts & Rebates
On New Construction - I have helped a lot of buyers get seriously great deals on new construction homes in Austin's best subdivisions, on both to-be-builts and inventory Austin homes. My fee is paid from the builder's profit, not from you. A lot of builders are giving us huge incentives this year to move their homes and get them off the books...this is money that I can share with you...but you have to call me first! 512-413-0870
